Gear Up … It’s Gutter Time!

Well it looks like gutter season is (almost) upon us!

What a fantastic summer we had here in Vancouver! Even now, in early October, the beaches are still packed with people of all ages enjoying the last few days of summer sunshine.

Here, at Black Tie HQ, we are winding down our window cleaning operations, servicing our twice a year customers and the few stratas and buildings that decided to wait until later in the season to get their maintenance done. We are also regrouping and gearing up for what promises to be a busy gutter cleaning season.

Over the last few years, we have learned a lot about gutter cleaning and repairs, and have tailored our services to ensure great results.

Here are a few key points that clearly differentiate us:

Sometimes it is not enough to just clean the gutters. What about the surrounding roofs? Are   they covered in moss? Is there a pesky pine tree located right above a certain section of roof, which will shed its needles in the gutters right after we are done cleaning them? Properties that are surrounded by large trees require special attention.  With the large trees that are native to Vancouver, it is necessary to become knowledgeable about damage that can come from neglected gutters.  Leaves, branches and foliage are likely to fall into gutters and may lead to blockages if left untouched, leading to costly, time consuming repairs down the line.  These are factors that we will look at closely and outline in our proposal, offering various options that will ensure the gutter system performs properly and that the strata gets the most out of their gutter cleaning.

Last year, we purchased our first gutter vacuum system and it was a huge success. Allowing workers to work more efficiently in getting rid of gutter debris, it also allowed safe access to some hard to reach areas. In preparation for the busy season, we have purchased a second gas-powered gutter vacuum and we are looking forward to putting it in action.

Our Gutter Care Warranty program

Last December, with help and input from a few property managers, we launched our Gutter Care Warranty Program. Purchased in addition to a gutter cleaning, it includes a before and after photo report outlining problem areas, up to 3 service calls during the 6 months following the initial gutter cleaning, and priority service (service within 24 hours of the call being placed). Did your complex get hit by a rain or windstorm right after we cleaned your gutters? No problem, we got you covered! We will be there within 24 hours to fix any clogs or overflowing gutters.

Introducing our new Gutter Care Warranty Program

Property Managers spoke up, and we listened: Introducing our new Gutter Care Warranty Program
Just in time for the heavy rain and gutter cleaning season, we introduce a new service that will allow stratas to purchase peace of mind and a trouble-free gutter system.

Over the last few months, a few of our customers have asked us to include follow-up visits and small repairs to our gutter cleaning quotes. We have also received several calls after the heavy rainstorms that have hit the region a few weeks ago, resulting in one-time calls to unplug drains or clean short gutter sections.

A great example of what happens on a somewhat regular basis is what happened at Alexander Walk, a strata located in New Westminster, and managed by Peak Property Management. The gutters were cleaned mid-August, unusually early in the season. On October 10th, we received an email from the property manager. It appeared that, after a heavy rain, a section of gutters was not performing properly and some water was overflowing right onto an owner’s porch. Evidently, after spending good money on their gutter cleaning, the strata was less than thrilled in paying for a one-time call ($180.00) to have the problem looked at. From our perspective, the 7 days allowed to report deficiencies had long passed, so we found ourselves in the difficult position of having to chose between enforcing our policy, at the risk of angering or even losing a client, or making and exception that might set a dangerous precedent. Indeed, how long after is a job completed can we allow for deficiency calls?

Especially for gutter cleaning, if the job is done early in the season, the gutters are bound to get clogged again.
In this case, we decided to make exception to the rule and we sent a crew to report on, and fix the issue. It appeared that the strong winds had carried some small branches and moss into the gutter and had clogged the drain in that section. The crew took some pictures of the problem area and they were sent to the property manager. This was done at no charge to the strata.

Around the same time, two separate property managers, requesting gutter quotes, asked us to include small repairs as well as subsequent visits, as a separate line-item on our quote, to allow their stratas to purchase "gutter cleaning insurance" so to speak. Wanting to make sure we get this right, we consulted with 5 of our key clients to get input on the wording of our offering as well as price point. After compiling all feedback, we are happy to unveil our brand new Gutter Care Warranty Program, to be included in all gutter quotes from now on.

We hope this will serve your customer needs and take the pressure off of gutter call backs.


Here is the jist of it:

Each gutter quote will have a minimum of two items: our regular cleaning quote and, on a separate line, the one-time Gutter Care Warranty Program, which includes the following:


 Up to 3 hours of minor gutter repairs, including caulking of faulty joints, disassembling and cleaning of clogged elbow joints, re-affixing of fallen gutters and downspouts.

  • Before and after photo report
  • Up to 3 service calls in the 6 months following the initial gutter cleaning*
  • Guaranteed response within 24 hours of placing the service call

 * One service call includes up to 3 hours of cleaning and/or minor repairs, including travel time. Should more than 3 hours be required to perform the task, a separate quote along with photos will be submitted for approval. Lift rental, if necessary, is not included.

Meet Black Tie’s Dynamic Duo: Curtis & Ruth


Curtis and Ruth are two of the most interesting window cleaners to have ever worked for Black Tie Property Services. They are engaged to be married and have been working exterior maintenance jobs together for a year and a half. Straight away I was impressed by how positive and cheerful they are. They are hardworking, successful and will go the extra mile to make sure our customers are happy. From not charging elderly ladies every once in a while, to bringing customers chocolates, these two truly have hearts of gold.

How did you meet?

We met at the grocery store, waiting for deli meat!

Background and Experience:

Curtis used to work as a service technician, flying all over Western Canada to service and install heavy equipment. He is literally a “Jack of all Trades” holding tickets as a gas fitter, electrician, plumber, welder, etc. Ruth worked as a talented photo editor, submitting her work to several different websites.

How did you come to start working together?

Curtis decided he wanted to finally start his business and I decided to help. Between the two of us we can do almost any job, and in the past two years, we have done so many different types of jobs.

What are the types of jobs you do?

We have done pretty much everything, from roof de-mossing, roof patch and repair, painting, sealing driveways to landscaping, building stairs and decks, retaining walls, fireplace installations, electrical re-wiring for a house, bathroom renovations and gutter cleaning and installations. Since starting to work for Black Tie, about a year ago, we have been doing mostly Window Cleaning and Power Washing, which is our favourite type of work.

What do you like about working side by side?

The best part about working side by side is we work well together. We know what each other is thinking, and we help each other to get the job done. We will never really need anyone else to help us because we have each other’s help. The BEST part is we don’t get lonely. Neither one of us, are the lazy type, so it’s hard when one goes to work and the other stays behind. If we are to argue, it’s usually over something stupid like who gets to do what at work. We don’t ever get sick of each other and somehow we manage to balance our home life and our work life.


Are there ways that you two balance each other out to help you work as a team?

What Curtis lacks in patience, I make up for as I have enough patience for the both of us. When one of us is tired or frustrated, the other one will automatically pick up the other’s slack. We also clean differently and scrub differently. I like to think I add a woman’s touch to a man’s job.

What do you like about working for Black Tie Property Services?

We LOVE working for Black Tie because we get to stay busy and most of the staff are friends to us now. But on top of all that…. you guys treat us the way any employee should be treated. We like that we are a very close group because we all work well together, and there’s no worry about doing favours or asking for help. Everyone is there for each other to get the job done no matter what.

(For Ruth): What’s it like being a woman in the window cleaning industry?

R: I LOVE the work, but it’s hard because I get mud in my hair and it gets frizzy from the water. It’s getting harder to keep my nails and hands clean and soft. I am still a girl and have to try and look pretty. I’m scared to death of ALL BUGS – spiders most of all. and it seems like all jobs are LOADED with spiders. But that’s where Curtis comes in -he protects me from the bugs!!!
