Gear Up … It’s Gutter Time!

Well it looks like gutter season is (almost) upon us!

What a fantastic summer we had here in Vancouver! Even now, in early October, the beaches are still packed with people of all ages enjoying the last few days of summer sunshine.

Here, at Black Tie HQ, we are winding down our window cleaning operations, servicing our twice a year customers and the few stratas and buildings that decided to wait until later in the season to get their maintenance done. We are also regrouping and gearing up for what promises to be a busy gutter cleaning season.

Over the last few years, we have learned a lot about gutter cleaning and repairs, and have tailored our services to ensure great results.

Here are a few key points that clearly differentiate us:

Sometimes it is not enough to just clean the gutters. What about the surrounding roofs? Are   they covered in moss? Is there a pesky pine tree located right above a certain section of roof, which will shed its needles in the gutters right after we are done cleaning them? Properties that are surrounded by large trees require special attention.  With the large trees that are native to Vancouver, it is necessary to become knowledgeable about damage that can come from neglected gutters.  Leaves, branches and foliage are likely to fall into gutters and may lead to blockages if left untouched, leading to costly, time consuming repairs down the line.  These are factors that we will look at closely and outline in our proposal, offering various options that will ensure the gutter system performs properly and that the strata gets the most out of their gutter cleaning.

Last year, we purchased our first gutter vacuum system and it was a huge success. Allowing workers to work more efficiently in getting rid of gutter debris, it also allowed safe access to some hard to reach areas. In preparation for the busy season, we have purchased a second gas-powered gutter vacuum and we are looking forward to putting it in action.

Our Gutter Care Warranty program

Last December, with help and input from a few property managers, we launched our Gutter Care Warranty Program. Purchased in addition to a gutter cleaning, it includes a before and after photo report outlining problem areas, up to 3 service calls during the 6 months following the initial gutter cleaning, and priority service (service within 24 hours of the call being placed). Did your complex get hit by a rain or windstorm right after we cleaned your gutters? No problem, we got you covered! We will be there within 24 hours to fix any clogs or overflowing gutters.

What is a Property Appreciation Report?

First off, happy New Year and best wishes for 2014!

Always looking for ways to improve our services to property managers, over the past few months, we have turned our attention to the Depreciation Report that some stratas have chosen to implement.  While obviously helping to bring attention to, and budget for major items, we found that it left out all the smaller maintenance items such as cleaning of the building envelope (walls, balconies, windows etc.).

These are items that, while not as vital as the maintenance of the plumbing or heating systems, for example, can lead to premature deterioration of the building envelope if not regularly addressed.

Other items, such as power washing of the sidewalks and curbs, are mostly cosmetic, but go a long way in maintaining and increasing curbside appeal.

With that in mind, we are pleased to introduce our Property Appreciation Report. This free tool is designed to help stratas budget more proactively for maintenance items that will ensure their property keeps appreciating in value, the way it should. It is also a way for us to show our appreciation to our customers by going the extra mile when asked to look at a property.

What is a Property Appreciation Report?

The report, which will be delivered in PDF form, will be property specific and include the following:

  • Basic property information
  • General observations on the condition of the building
  • Pictures of areas of concern or requiring immediate attention
  • Recommendations on maintenance services to be scheduled, including frequency and pricing. These items may include:
    • Window Cleaning
    • Power washing or soft washing of building envelope
    • Dryer vent cleaning
    • Gutter Cleaning
    • Power washing of ground level sidewalks and other concrete surfaces
    • Power washing of parkade
    • 3 year budget forecast itemizing recommended services, frequency and cost
